Full Narrative/Self Contained Appraisal Report
This format can be used for any commercial, industrial property type, vacant land, and proposed developments. It is not generally completed on a pre-designed form and is in essay form. This report type is commonly used by lending institutions, private investors, and developers for complex properties and proposals.
It is the most in depth report with a full description and analysis of the following:

Summary Appraisal Report
This type of appraisal is completed on a pre-designed form. The most common residential appraisal form is known as the 1004/URAR. Summary Reports are generally used by lending institutions for non-complex and/or conforming properties. The following is a partial list of the properties types and the forms that are used to complete the reports.
- 71A (Eight Page Form) Multiple Unit Properties (5 + Units)
- 71B (Four Page Form) Multiple Unit Properties (5 + Units)

- UCISAR Small Property

Restricted Use Appraisal Report
This report option is best suited for use in non-federally related loan transactions. It is most commonly used for estate planning, divorce, settlement, litigation, etc. The purpose of this report type is to develop an estimate of value, without the benefit (in most cases) of a full interior and/or exterior inspection. Generally this report type is completed in essay form like a narrative report. However, it will not include the in depth analysis found in a narrative format.
